Projects This corner apartment combines an adjacent Studio and 1 Bedroom totaling 2,000 square feet in a 100 year-old Beaux Arts building on Broadway. Only on the 2nd floor, this concert pianist's residence required extensive acoustic engineering both to eliminate ambient street noise entering from the street and to contain the noise of an active practice schedule. The unrenovated apartments were in destitute condition, but provided sufficient evidence about original building details to make a period-authentic renovation possible. Such details as the 18" high base mouldings, true plaster coves, door and window surrounds, panelized walls and glass French doors all find their origins in the original building and contribute to the sense that this apartment might appear familiar to the building's earliest tenants. Above all, however, the most significant achievement here is hidden behind the floors, walls, and ceilings all of which have been structurally separated from the building and extensively insulated to provide an acoustically tuned and self-contained environment for the creation and enjoyment of music.
